Free Rental valuation
An experienced lettings manager will meet you at your property to perform a free rental appraisal and assessment. This assessment will take into consideration property condition, location and demand of the accommodation, and if required, advice will be given on any areas which may require improvement.
Tenant viewing, Screening and References
Prospective tenants are required to meet in our office where we will discuss their requirements with one of our experienced lettings advisor. They will then be chauffeured in one of our company vehicles to view suitable properties. Upon selection we will take the tenant through our robust referencing procedures to see if they meet our strict requirements. Each tenant will be vetted thoroughly. Full references including financial profile and credit check together with an employment and two previous landlord references are conducted by an external company. Depending on the type of letting just a Financial Guarantor may be sufficient. In certain circumstances a combination of both are required.
Security deposit
All tenants are required to pay a security deposit of a minimum of one month’s rent, in some occasion we will ask for an additional top up. All deposits are registered with an approved deposit scheme in line with the Tenancy Deposit Scheme government regulations (

This deposit can be registered by either the landlord or Bah Properties and held by either party during the period of the tenancy and subsequent extensions in a secured client account.

Legal documentation
Once a suitable tenant has been obtained, we will organise the preparation and execution of an appropriate Tenancy Agreement and other legal documentation in accordance with current legislation.
An Experience Customer Advisor will conduct an inventory to record the condition of the property at the commencement of the tenancy. The inventory is conducted to avoid any differences of opinion upon the tenants vacating. For an additional charge we can arrange for a full inventory to be conducted on your behalf.
During the tenancy, your property will be inspected three times a year. At the end of the tenancy our letting department will conduct a rent review (where applicable) and arrange the re-letting of your property without further instruction.
